RULE 01: PLATFORM — All content MUST be published as Instagram Reels only.

RULE 02: COLLABORATION — Every Reel MUST invite @nicbeanrealtor as an Instagram collaborator. Simply tagging or mentioning the account is NOT sufficient.

RULE 03: OBJECTIVE — Content MUST promote the Nic Bean real estate brand, grow @nicbeanrealtor, and attract potential real estate clients.

RULE 04: HOOK — Every Reel MUST feature a compelling, attention-grabbing hook within the first 1–2 seconds.

RULE 05: SUBTITLES — Every Reel MUST include accurate, synchronized, easy-to-read on-screen captions/subtitles.

RULE 06: EDITING — Videos MUST be professionally edited, visually engaging, fast-paced, and optimized for viewer retention.

RULE 07: B-ROLL — Use relevant, high-quality B-roll whenever possible to support the narrative and maintain viewer attention.

RULE 08: CONTENT — Videos MUST focus on real estate, property tours, investing, market insights, or educational real estate content.

RULE 09: BRANDING — Content MUST represent Nic Bean professionally, build trust, and encourage viewers to follow @nicbeanrealtor.

RULE 10: CALL TO ACTION — Include a relevant call to action encouraging viewers to follow @nicbeanrealtor or contact Nic Bean for real estate services.

RULE 11: ACCURACY — Misleading claims, fabricated information, and unauthorized footage are STRICTLY PROHIBITED.

RULE 12: POST CAPTION — Every Reel MUST include a written Instagram caption that naturally summarizes the video's content.

RULE 13: CAPTION ENDING — Every caption MUST end with: "For all your real estate needs, contact Realtor Nic Bean! 🏡 @nicbeanrealtor"

RULE 14: HASHTAGS — Include relevant real estate and location-specific hashtags where appropriate. Generic, excessive, or spammy hashtags are NOT permitted.

RULE 15: APPROVAL — If content pre-approval is enabled, creators MUST submit their finished Reel for approval before publishing.
